VA Loan Myths That Cost San Diego Military Families the Home They Deserve
After working with dozens of active duty service members, veterans, and surviving spouses in the San Diego area, I've seen the same myths cost military families real opportunities. Let me clear them up.
Myth 1: "Sellers Won't Accept VA Offers"
This was more common a few years ago and has become significantly less true. With the right agent presenting your offer professionally, documenting your entitlement, pre-approval strength, and closing timeline, VA offers are competitive. I've closed many VA transactions where the seller chose the VA buyer over a conventional offer because of how the offer was structured.
Myth 2: "VA Loans Take Forever to Close"
A well-organized VA transaction with a lender who knows VA guidelines closes in 30 days, same as most conventional loans. The key is working with a lender experienced in VA, not one learning on your transaction.
Myth 3: "You Can Only Use Your VA Benefit Once"
Not true. Your VA entitlement can be restored after you sell a home and pay off the VA loan. Many veterans have used their benefit two, three, or more times. There's also a concept called "bonus entitlement" that allows qualifying veterans to use the VA loan simultaneously for a second property in some circumstances.
What the VA Loan Actually Gives You
Zero down payment. No private mortgage insurance (PMI). Competitive interest rates. A funding fee that can be rolled into the loan. And for disabled veterans, the funding fee is often waived entirely. It is, for most military families, the most powerful financial tool they will ever have access to.
